After we posted that the Texas Country Kitchen on June 30, we received several comments, including one from Pat Ahuamda where he denies that there was any kind of disagreement with the tenant and took us to task for implying that there was.
Well, we just received a missive from one of our three readers that states a somewhat different version.
After the speculation that perhaps Pat had increased the rent or that business was too slow, he told us that:
Well, not really.
The letter has a heading that reads: "Notice of changed locks and demand for rent."

As we've said here previously, we're not lawyers (barred or disbarred) and don't know what the law calls for in the Texas Code, but it would seem to us that there would be some leeway for a demand for payment since the rent (as Pat said) was due month to month and the tenants had moved out June 30 and he was demanding the July 1 rent. The letter is dated July 6.
The new business is now located at Big Daddy's, just down the road at 3065 Boca Chica Blvd.
We know Pat, and if his past performance is any measure, we're sure the lawyers will be involved before this is all over.

The only reason I am going to respond is to show how ignorant you are and those who want to believe the stupid stuff you post. First of all, everything I said is true, the tenant in question had been on a month to month lease, the property did sell and I did not raise the rent on her and I did not give her any notice to vacate, as my lease was still good with the new owners. However, since she did vacate unexpectedly without notice, I was forced to post proper legal notice in order to change the locks and to protect the property from further vandalism. Fixtures are considered part of the building and I am held liable by the owner based on my lease with them, so I in turn must hold the sublessee liable should owner pursue legal action against me. You must enjoy hating and trying to put me down for any reason you want to imagine, construe or just out of being bored. Why don't you try getting a life or do something constructive. I am no one of significance. I am a private citizen who is trying to do what is right and must follow my attorney's advice to protect the property owner and myself. End of story.. Geez get a life..

The majority of the hateful ,ignorant comments above are probably the work of Cris Valadez . ....he's always trashing Pat and has no other purpose in life than to be the worst , conniving scumbag around . Da grub at El Contry was good while it lasted. It was a nice place to have breakfast with one's Naco friends. A place where Nacos enjoyed discussing the roles of our crooked politicians and wild women. Women gone wild.
